The work area is sealed, affected material is removed and bagged, surfaces are cleaned, and the space is dried to a reading before containment comes down.
Leave the area alone. Scrubbing a moldy wall with bleach before the inspection makes it harder to see how far the growth runs, and it pushes spores into the air of a house that is otherwise closed up for the summer. Do not cut into drywall to have a look either. Keep the door to the affected room shut, and if a leak is still running, stop the water at the fixture or the meter if you can reach it safely.
Photograph the staining and anything you have already thrown out. If an insurer is involved, that record is worth far more than a tidy room. Note when the smell started and whether it is worse on humid days or when the air conditioning is running, because those two patterns point at different causes.

Containment stays up until the space is dry, not just until the material is out. Drying equipment runs for as long as the readings say it needs to, which is exactly why nobody can promise a finish time on the first phone call. In a humid Houston August that stage can take longer than the removal did.
